Sceniq site settles as sales momentum grows
This new Sceniq Bilambil Heights residential community is on a roll, as 2024 gets off to a strong start.
This truly exceptional 15.8 hectare site, elevated above the Tweed and Gold Coasts, has now settled to its new Brisbane-based developer owner. An early pre-sale campaign for the first release of 30 lots has been a success, and the recently-appointed local civil team is now on site, ready to deliver the first stage of homesites into an extremely undersupplied local property market.
SKF Development is pleased to report that the settlement of their recent development site acquisition from previous land owner, Northern-NSW developer, Clarence Property occurred in mid February 2024.
The site was sold with all required Tweed Shire development approvals in place, meaning SKF can quickly commence delivery of this exciting new project, adding to their growing portfolio of Queensland and NSW projects. Read more about SKF here.
The new $59 million development, is starting to take shape on this premium site, which is accessed by both Walmsleys Road and Stott Street.
On completion, Sceniq will deliver 100 generous residential lots with an average size of 1,200sqm in a masterplan that incorporates a community park designed by Urbis Landscape Architects, which will be be completed with the first stage of homesites.
Future Sceniq Bilambil Heights residents will be coming home to a collection of large, elevated homesites with panoramic ocean views and hinterland views, suited to a variety of new home designs.
Vacant land for sale includes a combination of level, traditional blocks suited to family homes, as well as gently sloping lots to suit split-level home designs (to take in the incredible views). A handful of much larger lots are expected to accommodate custom architect-designed pole homes to encapsulate this irreplaceable location, enveloped by nature.
The civil team appointed to deliver the first stage of vacant land, CD Civil, is a local contractor with a strong track record in the Northern Rivers, including works at the new, nearby Tweed Valley Hospital. The civil contractor has already completed considerable early works for the Sceniq project including clearing and demolition works. Stage 1 homesites are expected to be completed and titled by the end of 2024, with land settlements to occur in early 2025 – meaning the first residents could be living at Sceniq as early as late 2025.
In addition to strong land sales, mostly to locals eagerly awaiting this much-anticipated project, there has also been strong recent enquiry for house and land packages. The developer is currently working with a selection of reputable local builders to bring a range of home and land design options to market very soon.
The project sales consultant for Sceniq advises that the first release of land for sale is now 66% sold.
