Sceniq Bilambil Heights oversubscribed with enquiries in first week
SKF Development has been inundated with enquiries for its latest residential land release, Sceniq Bilambil Heights, with over 800 enquirers vying for the first 30 homesites planned for the $59 million project.
The Brisbane-based developer opened the floodgates to pent-up demand for the highly-anticipated project just before Christmas, recording close to 850 enquiries in the first month for the 100 lots planned for the subdivision.
“We’ve never before experienced demand like this for a project,” said Eric Zhao, Director of SKF Development.
“Our team received 250 leads from potential buyers on the first day of release, most of whom were Tweed locals. Enquiries and inspections have continued throughout the holiday period.
“The response has affirmed our faith last year in proceeding with Sceniq Bilambil Heights in a market that is severely undersupplied.”
Sceniq Bilambil Heights is planned for a 15.8ha site bounded by Walmsleys Road and Stott Street and is poised to deliver a total of 100 generous, elevated residential homesites with an average size of 1,200sqm – many offering panoramic ocean views.
The masterplan incorporates a community park designed by Urbis Landscape Architects which will be completed with the first stage of homesites.
Several homesites in the first release have already been secured, which is offering 30 homesites priced from $495,000 and an average price of $545,000.
“While the project is oversubscribed with enquiries, our team continues to work through each of the leads to assist buyers to secure their preferred homesite,” said Mr Zhao.
According to research from RPM Group, the population of the greater Bilambil and Bilambil Heights area is expected to grow by 80 per cent to more than 7,000 by 2041. To accommodate this growth, a further 1,299 new dwellings are required to be built, or 72 new homes a year.
“The level of demand we have received reflects the strength of these forecasts,” said Mr Zhao.
Early site works at Sceniq Bilambil Heights are currently under way with 30 lots planned for the first stage and set for completion by Q4 2024.
SKF Development plans to enhance the residential amenity of the project through a network of accessible walking paths that intersect at Sceniq Park, so all residents can enjoy an active and connected lifestyle.
Sceniq Bilambil Heights is also located within easy reach of the Terranora Broadwater and Terranora Creek, including the extensive Scenic to Peninsular Drive Cycleway that offers more than 3km of waterside pathways.
The new community will be just 10 minutes’ drive to Coolangatta Beach, and the heart of the southern Gold Coast’s retail and restaurant scene, with the Gold Coast Airport also close to hand just 10 minutes away and the M1 Motorway just six minutes’ drive, providing easy and direct access to a range of employment and lifestyle options.
